Meet The Ben Clifton Team

Let’s make your next move
feel like the right one.

We’re The Ben Clifton Team at First National Bank. We want you to feel prepared and comfortable buying a home. That starts with getting to know you—your plans, your priorities, and what matters most as you take this next step.

Ben brings over 20 years of mortgage lending experience and a focus on physician loans. Together, we’ll guide you through your options, explain the details clearly, and help you make the right choices for yourself.

Whether you’re approaching graduation, accepting a new CRNA position, or settling into the next stage of your career, you don’t need to have everything figured out before reaching out. We’ll start where you are and work through the next steps together.

01

Guidance that starts with listening

Your graduation date, work plans, savings, and personal priorities shape the conversation. We start with your life and build a homebuying plan around it.

02

Experience with medical professionals

With a specific focus on physician loans, our team helps you explore employment contract income, financing options, and the transition into a new CRNA position.

03

Support beyond a rate quote

We’ll help you consider the full picture: down payment, closing costs, cash reserves, monthly payment, and how a home fits your plans.

For SRNAs approaching graduation

You’ve planned for your career.
Let’s plan for your first home.

Graduation, certification, relocation, and a new CRNA position can arrive close together. Starting the mortgage conversation early can help you understand what needs to happen before you’re ready to buy—even if you’re still in school.

Before graduation

Discuss where you expect to work, your anticipated graduation and employment dates, your savings, and any student loan obligations. Get a practical list of documents to gather.

When you accept a position

Review your signed employment contract or offer and planned start date. Ask whether future income can be considered and what employment, licensing, and timing requirements apply.

As you prepare to buy

Compare mortgage options, estimate upfront costs, and choose a monthly payment that feels comfortable. Coordinate your purchase timeline with your move and new role.

An early conversation is planning guidance, not an approval. Eligibility depends on the lender, program, documentation, and your individual qualifications.

Let’s plan your first home together ↗
For every stage of your CRNA career

A mortgage plan that looks at the whole picture.

Whether you’re buying your first home, relocating for a new position, or making your next move as an established CRNA, we can review the options in the context of your goals.

Program features vary by lender and borrower eligibility. A physician loan may be one of several options worth comparing.

01

Down payment and cash to close

Explore eligible low or no down payment options, and understand closing costs, prepaid expenses, and any required reserves.

02

Student loans and employment income

Discuss how student debt and your employment situation may be evaluated. We’ll review the documentation needed for the programs you’re considering.

03

Your payment and your priorities

Look beyond the purchase price to taxes, insurance, association dues, savings goals, and the monthly payment you want to manage.

More ways to find your place

Building a home or planning for a second home?

We also offer physician construction loans and second-home loan options. Let’s talk about what you have in mind and explore the financing that fits your plans.

Physician construction loans

Planning to build? Our team can help you explore physician construction loan options and understand the requirements, documentation, and next steps for financing your new home.

Second-home loan options

Considering a vacation home or another place to spend time? We’ll walk you through second-home financing options and help you understand how the purchase fits your overall plans.

Eligibility, terms, and availability vary by loan program. Construction and second-home loans may have different down payment and underwriting requirements.

Let’s discuss your options ↗
Competitive rates. A clear comparison.

Physician loan rates should be better than conventional loan rates.

Our goal is to help you secure a physician loan rate that is better than a comparable conventional loan rate. We’ll help you compare both options, including the interest rate, APR, fees, mortgage insurance, and cash needed at closing, so you can understand the value for your situation.

A lower rate is a goal, not a guarantee. Actual pricing varies by borrower, lender, loan terms, and market conditions. Compare quotes with the same loan term, rate structure, points, and lock period.

Let’s talk about what’s next

A few helpful answers

Good questions. Clear next steps.

Are physician home loans available to CRNAs?

Some physician home loan programs include CRNAs among eligible medical professionals. Our team can help you explore available options and understand the qualifications, terms, and documentation that apply to your situation.

Can I use income from a new employment contract?

Some programs may consider future income from a signed employment contract before your first day of work. Allowable timing and documentation vary. We’ll review your contract, expected start date, and program requirements before planning around that income.

Do I need a down payment or PMI?

Eligible borrowers may qualify for up to 100% financing with no private mortgage insurance. Closing costs, prepaid expenses, and any required reserves may still apply.

Can I start planning before I graduate?

Yes. Your final year of school is a useful time to begin planning. We can discuss graduation, anticipated employment, your preferred location, savings, and student loans. You do not need to have every detail finalized to start asking questions.

How will my student loans affect my options?

Student loans can affect qualification even if payments are deferred or based on income. The way they are evaluated depends on the loan program and your documentation. We’ll review your balances, repayment terms, and current payments as part of the conversation.

What should I have ready for an initial conversation?

Bring your anticipated graduation date, employment offer or contract if available, expected start date, target location, approximate savings, and an overview of your debts. This is a starting point; application documentation will depend on your circumstances.
